Not every listing can be shot on a sunny June evening with designer furniture in every room. AI listing upgrades close that gap: they turn the photos you already have into the photos you wish you had — in hours, not days.

The four AI upgrades

Virtual staging. Empty rooms are hard to read. Buyers can't tell whether a queen bed fits or where the dining table goes. Virtual staging adds realistic furniture and decor to vacant rooms, so buyers see scale and purpose. It costs far less than physical staging and can be done in any style — coastal, modern, family-friendly.

Day to Night — $49 per transformation. Turns a daytime exterior into a cinematic evening scene with warm interior glow and a deep dusk sky. Night images stop the scroll and give listings a premium look, without scheduling a separate twilight shoot.

Object removal. Bins on the driveway, cords behind the TV, a car parked out front — small distractions pull attention from the home. Object removal cleans them out. It's included in the Essential, Business, and Pro packages, and Luxury includes unlimited object removal.

Season swap. Listing in January with a bare garden? Season swap shows the yard in green, leafy summer — useful when the garden is a major selling point. On Vancouver Island, where winters are grey and wet, this upgrade is especially popular.

When to use each

| Situation | Best AI upgrade || --- | --- || Vacant condo or new build | Virtual staging || Home with great exterior lighting or a view | Day to Night || Cluttered street, construction, or bins in frame | Object removal || Winter listing with a garden or pool | Season swap |

Stay transparent with buyers

AI edits should improve presentation, not misrepresent the property. A good rule: you can add furniture or change the sky, but never hide permanent features — cracks, power lines, a neighbouring building, or water damage. Label virtually staged images as "virtually staged" in the listing and keep an unedited version available. Check your brokerage's and board's current guidelines on altered images.

Blue Sky Guarantee vs Season Swap

The Blue Sky Guarantee, included in full packages, replaces a grey sky with a clear blue one. Season swap goes further and changes the landscape itself. For most listings shot between October and April, Blue Sky is enough; choose Season Swap when the garden is part of the story.
